Parking rules

General Parking Rules

All vehicles parked within the community must comply with the parking rules assigned to the unit, parking area, and vehicle type.

Vehicles may only park in authorized parking areas. Parking in fire lanes, landscaped areas, sidewalks, drive aisles, no-parking zones, or any area not specifically marked or intended for parking is prohibited.

Vehicles must be properly parked within the marked lines of a valid parking space. Vehicles may not block sidewalks, driveways, garages, roadways, access gates, trash enclosures, mailboxes, or emergency access areas.

Vehicles must be operable, currently registered, and properly maintained. Stored, abandoned, disabled, or inoperable vehicles are not permitted unless specifically approved by management.

Management may enforce these rules through warnings, notices, fines, towing, booting, or other enforcement actions allowed by the community’s governing documents and applicable law.

Garage Unit Parking Rules

Units assigned to a private garage may only park in their private garage or private driveway, subject to the restrictions below.

A vehicle may only be parked in the driveway if the full vehicle fits entirely within the driveway area.

Vehicles may not extend into the street, sidewalk, common area, fire lane, drive aisle, or any other shared access area.

Garage unit residents are not permitted to park in surface parking spaces, reserved community spaces, or guest spaces unless specifically authorized by management.

Garage unit residents are responsible for ensuring that their registered vehicles are parked only in authorized garage or driveway areas.

Surface Unit Parking Rules

Surface units may park in their assigned numbered parking space and in community reserved spaces where permitted.

Each surface unit has a numbered parking space assigned exclusively to that unit. Only vehicles authorized by that unit may park in the assigned numbered space.

Surface unit residents may also park in spaces marked RESERVED or otherwise designated for resident overflow parking, on a first come, first served basis.

Vehicles parked by surface unit residents must have an active permit assigned to the vehicle before parking in any resident parking space.

A vehicle without an active permit may be treated as unauthorized, even if it belongs to a resident or is parked near the resident’s unit.

Resident permits do not authorize parking in guest spaces, fire lanes, no-parking areas, driveways assigned to garage units, or numbered spaces assigned to other units.

Guest Parking Rules

Guests must start and maintain an active parking session before parking, or immediately upon arrival, as required by the community.

A guest vehicle without an active parking session may be considered unauthorized.

Guest parking sessions must remain active for the entire time the guest vehicle is parked in the community.

Residents are responsible for ensuring their guests follow all parking rules.

Guest parking may be limited by time, session count, frequency, availability, or other restrictions set by management.

Guest parking does not authorize parking in resident spaces, assigned numbered spaces, reserved resident spaces, garages, driveways, fire lanes, or no-parking areas.

Permit and Session Requirements

Resident vehicles must have an active parking permit assigned to the specific vehicle before parking in resident-authorized parking areas.

Guest vehicles must have an active guest parking session before parking in guest-authorized parking areas.

Permits and guest sessions are vehicle-specific and may not be transferred between vehicles unless updated and approved through the parking system.

A vehicle is not considered authorized simply because it belongs to a resident, guest, tenant, owner, or household member. Authorization must be active in the parking system at the time of enforcement.

Enforcement Rules

  1. A vehicle may be subject to enforcement if it is:
  2. Parked without an active permit or active guest session.
  3. Parked in a space type not authorized for that vehicle.
  4. Parked in another unit’s assigned numbered space.
  5. Parked in a guest space without an active guest session.
  6. Parked in a reserved resident space without a valid resident permit.
  7. Parked in a driveway where the full vehicle does not fit.
  8. Blocking access to a garage, driveway, sidewalk, roadway, fire lane, or common area.
  9. Parked in a fire lane, no-parking zone, landscaped area, or other prohibited area.
  10. Displaying expired, invalid, or incorrect vehicle information.
  11. Stored, abandoned, disabled, or inoperable in violation of community rules.

Management, the HOA, or an authorized enforcement provider may verify vehicle authorization using license plate, permit records, parking session records, space type, and vehicle location.
